Terms, Conditions & Payments
By Renting a Condominium at Latitude 29 you (herein after referred to as Guest) are confirming that you have read and agreed to the rules and regulations listed below.
How do I make a reservation?
You can make online or phone reservations 375 days in advance of your stay 24 hours a day, 7 days a week or call us toll free at 800-277-5583 or 850-235-2562.
Rates quoted are for four (4) people. There is an additional charge of $5.00 per person/per night with a maximum of 6 guests per unit.
No one under the age of twenty-five (25) may rent a unit unless accompanied by a parent. Guest may not assign or transfer this agreement. Non-registered guests are not permitted on a regular daily basis without prior approval from our onsite managers. Our onsite management will ask you to leave if you are underage or if there is evidence of outside, non-registered guests. Please do not leave children under 14 alone in the unit.
Your reservation is subject to receipt of payment and the understanding that you will adhere to the regulations of the terms herein. Confirmation of your reservation will be provided upon receipt of a security/damage deposit of Three Hundred Dollars ($300.00). The balance is due on the arrival date.
Cancellations, Substitutions and Early Departures
Notice of cancellation must be received fifteen (15) days prior to reservation date on daily or weekly rentals and thirty (30) days on monthly rental to secure a full refund of your damage/security deposit.
Despite our best efforts, some matters are beyond our control (i.e. plumbing, electrical, air conditioning, software problems or sale of unit) and the accommodation may not be available. If this occurs, we reserve the right to substitute an equivalent unit at our discretion. If similar accommodations cannot be found, a full refund will be given to the guest. There are no refunds for early departures
Subleasing or Rental Sharing
No assignment or subletting. Guest may not assign or sublet any part of this agreement. For example if a guest rents a unit for a month, they cannot vacate the unit and allow another guest to move in in their place.
If you are traveling between June 1 and November 31 and in the event of a hurricane affecting our area, guests will be given a full refund of their damage/security deposit or an amount equal to any remaining days that they would not be staying with us.
All units are privately owned. The owner of the unit and both the Latitude 29 Rental Association, Inc. and the Latitude 29 Condominium Association, Inc. shall be held harmless from all claims or causes of actions arising from the rental of the unit by the guest. The owner and both the Latitude 29 Rental Association, Inc. and the Latitude 29 Condominium Association, Inc. are not responsible for any guests items lost or stolen.
Check-in time is 3:00 p.m. If you arrive at Latitude 29 early and want to check in before noon, there is an early check-in fee of $50.00 that will be automatically charged contingent on the unit you are checking into having the available for early check-in or you are welcome to enjoy the backyard or the beach until normal check-in time.
Check-out time is 10:00 am. You can request a late checkout for a $50.00 fee contingent on availability. This would extend your checkout time until no later than 2:00 pm.
Please be on time, as our housekeepers need time to get the property ready for the next guest. Place all dirty dishes in the dishwasher and turn it on. Return all furniture to original locations.
We have laundry service for the condominiums. Please leave used towels in the bathrooms and strip the beds. Check the instructions on the condominium refrigerator for more details.
Garbage must be bagged and taken to the dumpster located in front of the rental office next to the road.
Leave us a note on your departure about any repairs that need to be done if you have not already mentioned them to our onsite managers
Please double check that you have all of your belongings; especially check outlets for phone and camera chargers.
Please turn off all fans and lights and set the air conditioning to 80 degrees.
Although a housekeeper comes before you arrive and after you leave to ensure the property is clean, you are responsible for leaving the property in the condition you received it in. A cleaning fee of $55.00 per unit is charged for all rentals.
A $300 Security Deposit is required for all rentals. Guests acknowledges Agent's authority to charge their credit card for damages to property rented by guest and/or their family and/or their guest(s). You are responsible for any damage to the property during your stay. Your liability is not limited to the security deposit. Deposits will be returned 7 days after departure.
No pets are allowed on the premises.
Smoking of any type including "E-Cigarettes" or "Vapor Cigarettes" is not permitted in any unit. If there is evidence of smoking in the condominium your credit card will be charged One Hundred Fifty dollars ($150.00) plus the cost to remove all evidence of smoking. (This typically involves dry-cleaning of window treatments and bedspreads, shampooing the upholstery and carpets, and changing the air filters). Please smoke outside and clean up all evidence of smoking.
Because our parking spaces are limited, it is understood that RV’s, boats, motor homes, trucks, motorcycles, trailers etc. are not permitted without approval from our onsite managers. It is also understood that, at no time, are vehicles allowed to be used for sleeping accommodations or connected in any way to the utilities of the condominium. You must display your parking pass on your dashboard at all times.
Utilities, Services & Amenities
Local telephone service is provided for your convenience. Long distance calls should be made on your cell phone, calling card or on a pre-paid phone card. In the event of any equipment malfunction, please contact our management staff who will arrange to have the repair expedited as quickly as possible. However, no rent refund will be paid for any nonperformance of appliances or equipment, including pool equipment.
Maid service is not included. If you would like additional cleaning services, our onsite managers can arrange this for you at additional expense. Rental properties are furnished with clean linens on all beds and bath towels. Daily and weekly guests can exchange towels daily. Towels and linens for monthly guests can be exchanged once a week.
For your convenience, properties are equipped with kitchenware and supplies for everyday cooking and a STARTER SUPPLY of toilet paper, facial tissues, trash bags (kitchen and bath) make up remover wipes, bath soap, scrubbers for pots and pans and dish washer detergent for our monthly guests. Daily and weekly guests are provided these supplies upon request.
Swimming Pool and Pool Area
The pool is heated in the winter months and at other times at the discretion of our onsite managers. If the air is cold, the water temperature might not reach the set temperature. There is no guarantee as to the pool suitability or temperature. Use of the Swimming Pool is "at your own risk". All guests assume the risks of use and waive the right to file suit against the owner and/or both the Latitude 29 Rental Association, Inc. and the Latitude 29 Condominium Association, Inc. for any loss, damage, injury or liability that should occur.
The guest assumes all responsibility for themselves and anyone that they allow to be in the pool area. There is no lifeguard on duty.
An adult MUST ABSOLUTELY supervise children at all times. You as the parent or guardian play a critical role – on vacation just as at your own home.
The pool is open from 8:00 am to 11:00 PM
Only registered guests are allowed.
No glass or breakable objects. For the enjoyment of your fellow guests please tidy up the pool area and make sure your toys, rafts, coolers etc. are put away each day.
Please insure that young children wear swim diapers and not regular diapers.
Please obey rules and times of use that are posted. The pool is serviced regularly and has automatic cleaning and chlorinating systems. Notify our onsite managers immediately if there are any problems or concerns; however, there will be no rent refund if the pool or spa is closed due to any circumstance.
For the comfort of all of our guests, QUIET HOURS are from 11:00 P.M. to 8:00 AM.
Latitude 29 takes the enjoyment of our guests very seriously. You certify that you have read carefully the limitations placed on the number of persons permitted to occupy each unit, and agree to abide by such limitations: if not, you will be asked to leave with no refund. Any noise complaints will be dealt with on an individual basis.
Remember that noise carries a long distance close to water and that conversations are easily heard from balconies and the pool. Should continued excessive noise persist, your tenancy may be terminated according to Florida Statue 509.141 and you will be billed for any damages. Your cooperation in helping us maintain a family friendly environment is greatly appreciated
What about grilling?
We have a covered charcoal grill area in "The Backyard" with 3 grills. Guests are responsible for their own charcoal. Grilling is not allowed on unit decks or patios.
Turtle Season Beachfront Rules – May 1 to October 31
Panama City Beach is an environmentally sensitive area with a protected population of Sea Turtles who visit our beach each year to lay eggs. To protect the nests and aid future generations of returning Sea Turtles, Bay County has a Sea Turtle Conservation Code, which is enforced.
Shut off or shield lights that are visible from the beach. Close drapes or blinds after dark.
Avoid using flashlights or fishing lanterns on the beach. Fires are not permitted.
Remove beach litter. Balloons, plastic bags, foam and other non-degradable pollutants cause the deaths of many sea turtles who mistake them for food. Quietly observe a nesting turtle from a distance. Do not shine any lights on or around her -- she may abandon her effort to nest. No flash photography. Stay behind the turtle so that she cannot see you.
Do not harass a turtle by touching her or prodding her to move. Stay out of the way as she crawls back to the water.
Stack or remove beach furniture every night and bring towels back to the house.
Leave sea turtle nest identification markers in place on the beach. Leave nest sites undisturbed. If you find a hatchling wandering in daylight, place it on moist sand in a dry container.

Every effort is made by the Latitude 29 Rental Association Inc. to insure that all information on our website is as accurate and complete as possible, but it is not guaranteed. The Latitude 29 Rental Association, Inc. is not responsible for any inadvertent errors or omissions or for recent changes by an owner to their property. Policies, descriptions, conditions, rates and amenities listed are subject to change without notice.
This Agreement constitutes the entire agreement between the parties and may not be changed orally, but only in writing. The laws of Florida govern this Agreement.
